Most of the housing here dates from the 1910s through the 1940s. The Truth in Housing report stays valid for 2 years or one sale, required repairs may be completed by the buyer within 90 days of closing, and a Certificate of Code Compliance substitutes for the report for up to 1 year after issue. Vacant building registration is required within 5 days and capped at 2 years, with a 1 year extension possible.

Where it does not apply: an owner who cannot fund the restoration, a claim that has been denied, a structure damaged badly enough that restoration is unrealistic, an estate that needs to close, or an owner who simply wants the property gone. Those are common enough that we buy here regularly.

The Registration Clock Still Runs
One thing the higher values do not change. A house that goes vacant is registrable within 5 days regardless of what it is worth, and the annual fee of $7,228.70 is the same in the southwest as it is anywhere else in the city.
On a valuable house that fee is a smaller proportion of the asset, which makes it easier to overlook and no less real. If the property is going to sit while you arrange financing or wait on an insurer, the registration position is worth establishing rather than discovering.
