The Deadline We Raise Before Price
If your property has been registered as a vacant building, you have 90 days from the registration order or renewal letter to call the City and schedule a Restoration Agreement appointment. Entering one can hold the annual fee of $7,228.70 in abeyance.
We say this before talking about price because for most owners it is worth more than the gap between any two offers, and because the window closes whether or not anyone tells you about it.

And whether they know which City route the property is on, because a Truth in Housing repair list and a full code compliance rebuild are different projects even where the fire damage looks similar.

A rehabber, where the fire was contained. Where the framing came through and the property is on the Truth in Housing route rather than condemned, restoring is their business and they can pay closer to finished value than a buyer pricing a code compliance rebuild.
A lot buyer, where the zoning supports more. Demolition also ends the registration exposure, which they factor in and which can make their number the strongest.
Nobody — restore it. Where the repair sits below finished value, restoring nets more and it stops the registration clock entirely. In the higher-value neighbourhoods that is the honest answer often enough that we set it out on its own page.
